The Ultimate Guide to Hardwood Floor Installation in Chicago: Everything You Need to Succeed

If you’ve lived in Chicago for any length of time, you know our homes are as diverse as our weather. From the historic bungalows in Portage Park to the sleek, modern condos in the West Loop, there’s one design element that stands the test of time: hardwood flooring.

I’m Penny, and here at Rovin’s Flooring Inc., we’ve seen it all. Our president, Adrian Tiutiu, always says that a floor is more than just something you walk on: it’s the foundation of your home’s character. But installing hardwood in the Windy City isn't just about picking a pretty plank and nailing it down. Between the Lake Michigan humidity and our bone-dry winters, there is a science to getting it right.

In this guide, we’re going to walk you through everything you need to know about hardwood floor installation in Chicago and the surrounding suburbs: specifically focusing on our service areas to the North and West of downtown.

Why Choose Hardwood for Your Chicago Home?

Before we dive into the "how," let’s talk about the "why." Hardwood isn’t just an aesthetic choice; it’s an investment. In a competitive real estate market like ours, high-quality wood floors are often the deciding factor for buyers.

Beyond the resale value, hardwood offers:

  • Durability: Properly installed and maintained wood can last generations.
  • Hypoallergenic Properties: Unlike carpet, hardwood doesn't trap dust, dander, or Chicago allergens.
  • Timeless Style: It never goes out of fashion.

If you're still on the fence, check out our breakdown of why wood is the superior choice.

Step 1: Choosing the Right Material for the Climate

Chicago’s climate is notorious. We run the heater for six months a year, which dries out the air, and then we hit 90% humidity in the summer. This causes wood to expand and contract.

Solid vs. Engineered Hardwood

  • Solid Hardwood: This is a single piece of wood from top to bottom. It’s beautiful and can be refinished many times. However, it is more susceptible to "cupping" or "gapping" if your home’s humidity isn't controlled.
  • Engineered Hardwood: This consists of a real wood veneer atop layers of high-quality plywood. It is much more stable in varying humidity levels. In many Chicago basements or over concrete subfloors, engineered hardwood is often the smarter play.

Trending Species in Chicago

Currently, we’re seeing a massive shift toward White Oak and Natural Maple. These lighter woods make smaller Chicago apartments feel airy and bright. Wide planks (5 inches or wider) are also incredibly popular right now, giving homes a modern, custom feel.

Step 2: The Critical Phase – Acclimation

This is where many DIYers and "budget" contractors fail. You cannot bring wood from a warehouse and install it the same day.

In Chicago, we require a minimum of 72 hours for the wood to acclimate to your home’s specific environment. We recommend keeping your home at a consistent temperature and humidity level during this window. If the wood is too "wet" when installed, it will shrink in the winter, leaving massive gaps. If it’s too dry, it will buckle in the summer.

Step 3: Subfloor Preparation

A floor is only as good as what’s underneath it. Whether you have a plywood subfloor or a concrete slab, it must be level, clean, and dry.

If your subfloor is uneven, your new hardwood will squeak or flex. We often spend as much time on subfloor installation and leveling as we do on the actual hardwood.

Step 4: Professional Installation Techniques

There are two main ways we install floors at Rovin’s Flooring Inc., depending on the material and your home’s structure.

1. Nail-Down/Staple-Down

This is the standard for solid hardwood over plywood subfloors. We use 2-inch nailing cleats and a specialized flooring nailer. The goal is "blind nailing": driving the fastener through the tongue of the board at a 45-degree angle so it’s invisible once the next row is locked in.

2. Glue-Down

Commonly used for engineered hardwood or when installing directly over concrete. We use premium adhesives like Bona R851 to ensure a permanent bond that still allows for microscopic movement.

Step 5: Sanding and Staining (The Artistry)

Once the wood is down, the magic happens. If you’ve chosen pre-finished floors, you’re nearly done. But if you went with "unfinished" wood for a custom look, it’s time to sand and stain.

We offer a wide variety of stains to match any vibe. Whether you want a deep "Jacobean" for a classic Gold Coast look or a "Weathered Oak" for a suburban farmhouse feel, the choice is yours.

After staining, we apply a high-quality finish. We generally recommend water-based finishes for their quick drying time and lack of "yellowing" over time, ensuring your floors stay the exact color you intended.

Step 6: Finishing Touches – Moldings and Trim

The gap between your floor and the wall (the expansion gap) is necessary, but it isn't pretty. This is where baseboards and shoe moldings come in. Installing quarter-round or shoe moulding provides that crisp, professional transition that separates a "pro" job from a "weekend project."

Expert Tips for Chicago Homeowners

  1. Mind the Humidity: Invest in a humidification system for your HVAC. Keeping your home between 35% and 55% humidity will prevent 90% of hardwood issues.
  2. Service Area Check: If you’re located in Chicago, Skokie, Arlington Heights, or anywhere North and West within 60 miles, we can get a team out to you quickly.
  3. The "Tape Test": If you’re doing a glue-down install, never leave blue or green painter’s tape on the finish for more than 24 hours. It can pull the finish right off the wood!
  4. Protect Your Investment: Put felt pads under every piece of furniture. Chicago’s "lived-in" charm shouldn't include deep scratches from a dining chair.

What Does Installation Cost in Chicago?

While every project is unique, the Chicago market averages around $6.40 per square foot for a standard installation. This typically breaks down to about $3.50 for labor and the rest for materials and underlayment.

However, factors like the complexity of the layout, the type of wood, and whether we are doing commercial installation vs. residential can change those numbers. We always recommend getting a professional estimate to avoid surprises.
